Warm Springs District Click on any Image to Enlarge South of Niles and the Mission districts, Warm Springs repeats their general layout of densely developed flatlands to the west and less developed hills to the east with county park and regional preserve in the hills. Here, 680 separates the two geographic regions (flatlands and hills). Older (1960s-70s), modest, tightly-spaced, one-story houses line the orthogonal grid of the flatlands. Parks, elementary schools, and community centers are distributed throughout the neighborhood, and commercial buildings line the main streets outlining the district (Mission Blvd. to the north and Warm Springs Blvd. to the west. Across the street and facing these businesses are the business parks of the Industrial district. ). The commercial enterprises along Mission Blvd. display a preponderance of signs in Chinese character. Unlike Niles and Mission, one area of the hills of Warm Springs off Paseo Padre Parkway has a somewhat older (1970s-80s) residential development. These large two-story homes on large lots with mature trees were the ostentatious homes of 20-30 years ago which have recently been eclipsed by the new, multi-story monster houses extending higher into the hills. These new houses fill their lots, leaving minimal space for their nebulous gardens. Both old and new hill homes are picturesquely set into the hills. in the hills is composed of new, ostentatious monster homes. Santa Clara County and the city of Milpitas begin south of Warm Springs. |
